Holland Beckett is a leading full-service law firm established in 1937, with offices in Tauranga, Rotorua, Whakatāne and Taupō. Their Tauranga fitout comprises approximately 2,000 sqm across two levels of the Northern Quarter development at 45 The Strand – a landmark commercial building that opened in October 2025 in the Tauranga CBD.
The fitout delivers a contemporary open-plan workplace for a team of over 100 lawyers and staff, with quiet rooms, phone booths, client meeting rooms, a café, and a flexible training and events space. Designed by Wingates, the interior draws on coastal materials and local identity, and the Northern Quarter building holds a 6 Green Star rating.

Our Scope
Marshall Day Acoustics was engaged by Wingates to provide acoustic design services across all project stages, from preliminary design through to construction and commissioning. The scope covered acoustic design criteria for room acoustics, sound insulation and speech privacy; detailed review of architectural drawing sets at each design stage; Green Star acoustic compliance reporting for submission to the New Zealand Green Building Council; design advice during construction including site inspections; and post-occupancy acoustic testing confirming compliance with the design criteria.
CHALLENGES
The primary acoustic challenge was achieving effective speech privacy both within the open-plan office and in the staff and client-facing meeting rooms. Coordinating the fitout acoustic design with the basebuild mechanical services and structure – particularly at junctions between fitout partitions and existing mullions and building elements – required close collaboration with the design team throughout construction. Demonstrating Green Star acoustic compliance across all tested parameters added further rigour to the design and construction review process, and continued collaboration with the design team and contractors during commissioning of the mechanical services
