Our scope

MDA originally assessed the proposal during the early planning stages and provided guidance to the project team to achieve appropriate amenity outcomes and discuss environmental noise limit compliance considerations for the adjacent industrial site.

Once the project was elevated to be part of the PPV process, MDA prepared expert evidence statements and presented evidence as part of the proceedings. An expert conclave between MDA and other acoustic specialists resulted in a balanced outcome for the appropriate development of the site.

CHALLENGES

Reverse amenity impacts from residential uses encroaching on existing industrial or commercial uses remains topical in environmental noise assessments in Victoria. Without clear methods describe in noise policy, careful considerations must be made at the planning stage. Balancing expectations and providing practical advice in order to assist a residential developer in taking all reasonably practicable steps requires thorough and detailed acoustic assessment.
