The Hermitage, Gledswood Hills

The Hermitage and adjoining Camden Lakeside development form an integrated masterplanned residential community extending over approximately 320 hectares. The development includes more than 1,800 residential lots, 150 hectares of green space, retail and commercial areas, licenced premises, and a Greg Norman designed golf course.

Developed by Sekisui House, the project has been planned to deliver a high standard of residential amenity over the long term, with acoustic outcomes considered as a core component of the overall masterplanning and urban design approach.

Our Scope

Marshall Day Acoustics has worked closely with Sekisui House from the early stages of the project to support the delivery of high-quality acoustic amenity across the development. Our work has included assessment and mitigation of noise from arterial, sub-arterial and local roads, coordination of impacts between residential areas and on-site commercial uses, and preparation of planning assessments to support council approvals and compliance. Ongoing input has been provided across multiple stages of the development to inform subdivision layouts and architectural responses.


CHALLENGES

The site is subject to traffic noise from both new internal roads and two existing arterial roads, with traffic volumes increasing significantly over time. The client sought to avoid the use of extensive noise walls, and council policy included potentially conflicting requirements relating to noise wall height limitations and acoustic performance.

To achieve the desired acoustic and urban design outcomes, an acoustic masterplanning exercise was undertaken prior to the first land release. This allowed traffic noise impacts to be addressed through integrated subdivision design, including landform shaping, earth mounds, green spaces, and architectural treatments. As the development continues to be delivered in stages, MDA has provided ongoing input to support consistent acoustic amenity outcomes for residents.
