Pacific Bondi Beach

The historic Swiss Grand Hotel at Bondi was redeveloped into a luxury mixed-use development, combining ground floor retail, boutique hotel suites, one- to three-bedroom apartments, and multi-level lighthouse penthouse apartments overlooking Bondi Beach.

Designed to the luxury market, all aspects of the development - including inter-tenancy sound insulation, mechanical services noise control, and mitigation of road traffic noise - were engineered to exceed acoustic and amenity expectations.

Our Scope

Marshall Day Acoustics provided design advice on:

  • Inter-tenancy wall, floor, and building envelope sound insulation

  • Mechanical services environmental noise control

Due to the existing lightweight concrete construction and high acoustic amenity expectations, benchmarking of the internal walls and floors was conducted. Mock-up testing of floors with preferred hard finishes and prescribed acoustic treatments verified the achievement of project sound insulation targets.


CHALLENGES

A key challenge was achieving satisfactory impact sound reduction within limited floor-to-ceiling heights of the existing building.

The redevelopment also introduced a large amount of mechanical services to accommodate both residential and commercial spaces. Available space was a significant constraint, making the design of noise control solutions for these systems critical in creating a quiet, comfortable environment for the residents of this luxury development.
