Victoria Lane Apartments
Victoria Lane Apartments is a 17-storey, 123-apartment residential tower in Wellington's Cuba Precinct. It also includes 3 levels of office space and ground-floor retail.
The building is the first in New Zealand to combine base isolation with a diagrid structural frame. It's designed to remain occupiable after a major earthquake.

our scope
Our scope covered the apartments' internal sound insulation, designed to Building Code clause G6 plus 5 on both Sound Transmission Class and Impact Isolation Class ratings. This is a luxury standard, well above the code minimum. We also designed the sound insulation of external partitions to meet the Wellington District Plan. Beyond the apartments, our scope extended to mechanical services noise for the office levels, and noise emissions to the site boundary.
challenges
Our biggest challenge was meeting Building Code G6 plus 5 consistently across every apartment. The architect specified hard floor finishes throughout, which made the Impact Isolation Class target especially hard to hit. The diagrid's seismic bracing penetrated many inter-tenancy walls, and every junction where it crossed an acoustic partition needed its own detail. We tested and refined these junctions to hold the required ratings without compromising the base-isolated structure's seismic performance. The office curtain wall façade needed its own acoustic solution too. We're proud to have met every one of these requirements on a genuinely novel structure.
